1. Get Pre-Approved for a Mortgage

Before you begin viewing homes, it’s essential to understand your true purchasing power.
A mortgage pre-approval will:

  • Strengthen your offer when you find the right home

  • Help avoid surprises during the financing stage

2. Understand Your Must-Haves and Deal-Breakers

A clear vision helps narrow your search and ensures you don’t get overwhelmed. Consider:

When you find the right home, I’ll guide you through:

5. Subject Removal & Due Diligence

This is where we ensure the home is the right fit. The due-diligence process may include:

  • Home inspection

  • Well water potability tests

  • Septic inspections

  • Insurance quotes

  • Strata document review (if applicable)

You’ll receive clear explanations every step of the way so you can make confident decisions.


6. Preparing for Completion Day

Once subjects are removed, your lawyer or notary will handle the final paperwork. During this stage, you’ll:

  • Finalize mortgage details

  • Transfer funds for the down payment and closing costs

  • Confirm insurance

  • Schedule utilities and moving logistics

I remain available throughout the process to coordinate details and ensure everything stays on track.


7. Welcome Home!

On possession day, I’ll hand you the keys, complete a final walk-through if needed, and make sure the property is in the condition expected.
